By mid-September, most Michigan kids are already a couple of weeks into the school year. New teachers, new routines, new pace. Kids are packing backpacks and settling into new schedules, but underneath all of that is a more fundamental question: how stable is the place they are returning home to each day? 

The research on this is consistent. Children in stable housing perform better academically, maintain more regular healthcare, and avoid the cumulative setbacks that follow frequent moves or the threat of losing a home. For adults, stable housing is the platform from which most other things are built: savings, employment, health, the ability to plan for the future. When the foundation is shaky, everything built on top of it is too. 

At Habitat for Humanity of Michigan, we think about housing stability in terms of a continuum. Getting a family into a home is one part of it. Helping a family stay in a home is another. Supporting the conditions that let a family grow and build from that home is a third. September is a good month to look at all three. 

Getting In: Down Payment Assistance 

For many Michigan households, the barrier to homeownership is not creditworthiness or earning potential. It is the gap between what they have saved and what a down payment requires. That gap can be narrow in dollar terms and still feel impossible to close. 

Habitat Michigan administers Down Payment Assistance (DPA) funding through a program built with funding partners, which helps income-qualified buyers purchase a Habitat home built or rehabbed by one of the 43 Habitat affiliates across the state. For the families on the other side of closing, the shift is immediate. A rented space with month-to-month uncertainty becomes an owned home with equity and a fixed mortgage payment. That is not just a housing change. It is a stability change, and it ripples outward in ways that are hard to fully account for. 

Staying In: Priority Home Repair 

Getting into a home is a beginning. What happens after matters just as much. 

For households who already own their homes, particularly older homeowners on fixed incomes, the challenge often becomes maintaining the safety and livability of a home that needs more than its owners can afford to address. A roof that has held on one more winter longer than it should have. A furnace that will not make it to November. Plumbing problems that have been managed rather than solved for too long. 

Habitat Michigan’s Priority Home Repair (PHR) program, delivered by local Habitat affiliates, provides critical repair assistance to income-qualified homeowners so they can remain safely in their homes. The outcomes are concrete: a senior who was facing displacement gets a repaired roof and additional years of stable living. A family with young children has a working furnace before cold weather arrives. Home becomes, again, a source of stability rather than a source of anxiety. 

Keeping people in their homes is housing work. It belongs on the same continuum as helping people get into one. 

Building On: Family Self Sufficiency 

For households working with housing vouchers, Habitat Michigan’s Family Self Sufficiency (FSS) program provides structured case management aimed at long-term economic independence. Program coordinators work with clients on their goals, their housing stability, and the practical steps that move a household toward a stronger financial footing. 

It is slower work than a closing date or a repair project. The timeline spans years, not weeks. But it addresses a reality that the other two programs acknowledge implicitly: stable housing without economic stability is always fragile. FSS is where the longer arc gets built. 

What September Asks of Us 

Every September, families across Michigan take stock of where they are. New school years bring new routines and new needs, and for families carrying housing instability into that season, every other adjustment becomes harder. 

The 43 Habitat affiliates doing this work across Michigan, and the state programs Habitat Michigan administers to support them, exist to change that calculation. A family with stable ground can show up for September. Their kids can show up for school. That is not a small thing.
